Hello, my name is Steven Ladd. Thank you for visiting my Central Florida real estate website. After experiencing years of growth, the Central Florida real estate market has experienced a steep decline over the past 2 years. Many folks have lost their homes due to poor lending practices, the sluggish economy, and many other reasons. Kissimmee, Orlando, Clermont, & Davenport are seeing home prices dip to levels not seen since 2002. Coupled with the increasing inventory of homes on the market, it can be very difficult for someone to sell their home, no matter how motivated he or she may be.

As a local real estate broker I have seen the so-so times, the great times, and now the bad times. As the real estate market changes it is so important to adapt to the new playing field. The proper adjustments must be made if a Realtor wants to stay relevant. What worked 3 years ago, will not work today. It seems each month there is a way to tweak our services so they work just a little better.

My goal is to offer the best service possible. I wish there were a way to make that sound less generic, but that truly is the only way to put it.

There are private homeowners who have not had a bank take their home that are eager to make a deal. This is the best buyers market I've ever seen.
